Introduction
INSPECTION TRIPS OR GO IT ALONE? THE CHOICE IS YOURS!

Not that long ago, if you wanted to buy a property in many of the popular holiday destinations, your choice was either to take an expensive holiday or to go on an inspection trip. In the early days, the inspection trip meant only one thing to most people – being incessantly badgered and pressured into buying a home from the moment they got off the plane until the ink was dry on the deposit cheque! The select few of us with the time and the money to spare went solo and spent several weeks doing the necessary research and visiting the agents over there.
Now, with the advent of cheap flights and relatively cheap accommodation, more buyers are turning to the DIY option.


INSPECTION TRIPS

Right, you've done the exhibition circuit, spoke to all the representatives on all the stands and decided to ‘dip your toe' in the lovely warm waters of overseas property investment.

So, put your feet up, pick the phone up or get on the internet and contact Villasol and let us organise an inspection trip for you through the relevant property partner. What could be easier than picking up the phone, agree dates to go and see your dream home, pay them a relatively small amount for the trip and accommodation, then fly out and enjoy their hospitality whilst whizzing around all their properties?

Inspection Trips can be very worthwhile they tend to be between 3 and 7 days in duration and, if you are that serious about buying whilst you are out there they can be very informative and enjoyable. But please don't think you will get a free holiday! The company organising the trip will normally only invite serious buyers who are in a position to make a decision whilst out there and would expect all buyers to be able to put a deposit down on a property there and then.

Apart from that stipulation, the old ‘hard sell' from the 80s and 90s has given way to a more soft, customer-focused approach, not just because of complaints about the pressurised tactics that used to be used back then by company reps but because buyers are far more demanding and appreciative of good service and tend to respond in a far more positive way when they are being treated with respect and professionalism. These companies realise that you are just as likely to walk away from a pressure situation as you are to putting down your deposit. Whilst they will be disappointed not to have done business with you there and then, they will respect your decision and look forward to you maybe coming back to them at a later date.

Most of your time will be spent with a representative of the company, who will meet you each morning after breakfast, accompany you throughout the day to each viewing, staying with you for lunch and probably dinner as well. As most representatives work on a commission-only basis, they obviously do not want you to have too much free time as one of their competitors might get your business instead of them! A lot of buyers do not mind this approach from the representative as it can be very daunting visiting a foreign country on your own without knowledge of the language and the people. They take all the hassle away so you don't have to worry about anything!

GOING IT ALONE

Right, you've made your decision., t his year you are going to buy that apartment or villa and nothing is going to stop you. Your funds are in order, or at least your house is on the market and everyone is telling you what a great part of the world you are going to, you've been out there on holiday a number of times but not for a few years, you know the area quite well although it may have changed a bit, you've done your research on prices and amenities and your passport is in date!

There's only one thing for it now – get over there and see what there is.

First things first, phone EasyJet and the like and book your flight. The earlier you book, the cheaper the flight will be (except at peak times of course) and you will have more choice of availability.

Well, our property agent will stay in touch with you during your visit, searching all the other agents properties and will let you know of anything that comes on to the market. If you see something that appeals to you, contact us by phone or email and we will arrange a viewing normally that day or within 24 hours.

What if you decide to look at another area whilst you are out there? No worries: get on the internet or phone us – we will then get to work, research suitable properties and call you back the same or next day to go through them with you and organise any required viewings.
